CALIFORNIA 2022 HIGH COST COUNTIES LOAN LIMITS: UP TO $937,500

California Loan Limits 2022

 

This is very exciting news for new Home Buyers and homeowners looking to refinance their homes that otherwise would not be able to obtain a loan or be subject to obtaining Jumbo Loan Financing.

Jumbo loans are harder to qualify for (lower debt to income requirements, extra money in savings, higher credit score requirements, lower loan to value) and typically have higher rates than traditional Conventional loans and Government back loans such as FHA, VA and USDA.

As more people will be able to qualify for higher loans, this might contribute to an increase in home prices going into 2022.

Historically, loan limits have been increasing as home equity has been rising as you can see on the chart below. This has helped home buyers finance more and put less money down on a home purchase. It has also allowed homeowners take advantage of the equity to refinance and pull equity out.

The new Anticipated loan limits for the counties below are currently set to $937,500

– Los Angeles County, CA
– Orange County, CA
– San Benito County, CA
– San Diego County, CA
– San Francisco County, CA
– San Mateo County, CA
– Santa Clara County, CA
– Santa Cruz County, CA
– Orange County, CA

Each year, the Federal Housing Finance Authority (FHFA) adjusts the conforming loan limit based on home price movement from the third quarter of the prior year to the next.

In 2021 we’ve seen unprecedented appreciation and we expect FHFA to make these loan limit increases to keep up with the appreciation and provide affordable financing to the masses and create more affordability. It could also help out to offset the recent uptick in interest rates.
