Certificate of Eligibility

Another requirement is having a Certificate of Eligibility from the Department of Veterans Affairs. This document is necessary to prove the veteran’s eligibility for the loan, and should be obtained prior to beginning the process.

Loan Qualifications

Other requirements include having a decent credit score, enough income to cover any existing debt payments in addition to mortgage payments, and an acceptable debt-to-income ratio. The VA also requires service members to agree to a funding fee on the loan if the veteran does not have any form of disability with the VA. For a VA IRRRL, different rules apply so it’s always good to check with your Va Loan Specialist.
